The lot must be entirely owned by you, with no outstanding mortgages or liens attached. This means you possess the clear title, ensuring no other parties have a financial or legal claim to the property.

CONDITION

To ensure a smooth building process and compliance with local setback requirements, the lot must be completely clear of any existing structures, including homes, sheds, or other improvements. This allows for proper site preparation and construction without obstructions.

PROXIMITY

To ensure efficiency and provide the same level of quality and attention as our nearby communities, the lot must be located within a 10-mile radius of one of our active build areas. This allows us to streamline construction while maintaining our high standards.

01- What is a construction loan?

Construction loans are short-term loans used to finance the building process. Many “On Your Lot” builders require homebuyers to secure a construction loan to fund the project. As each phase of construction is completed, the buyer pays interest only on the amount disbursed.

For example, 15% of the funds are released to obtain a permit, and the buyer pays interest on that amount. At the slab stage, another 15% draw is released, increasing the interest payments based on the total amount disbursed. This process continues throughout construction, with payments gradually increasing each month. Once all funds have been released, the buyer’s construction loan transitions into a permanent mortgage, and full payments begin.

The cost depends on the location, chosen floor plan, and selected upgrades. Once we have details about your lot and preferred home design, we can provide a complete estimate for building your new home.

Buyers must own a suitable lot with a clear title, free of any mortgages or equitable liens. Before construction can begin, the lot must be transferred to the seller via General Warranty Deed.

To evaluate your homesite, our team will need the following details: lot number, address, legal description, a copy of the deed (if available), subdivision restrictive covenants (if applicable), and tax parcel number.
